Five Summer Projects That Protect Your Home’s Value

A little maintenance can go a long way.

By late July, your home has already handled plenty of what an Indiana summer can throw at it. Heat, humidity, heavy rain, fast-growing landscaping, and seasonal storms can all reveal small issues worth catching before they turn into expensive repairs.

Burris Realty Group team leader Clay Burris encourages homeowners to think about this as an opportunity to stay ahead of those problems.

Whether you own a newer home in Fishers or Westfield, an established property in Carmel or Indianapolis, or something in between, here are five summer home maintenance projects worth checking off the list.

1. Give Your HVAC System Some Attention
Your air conditioner has been putting in the work.

Start with the basics. Check your filter and replace or clean it as recommended for your system. Make sure indoor vents are not blocked, then head outside and look around the exterior unit for weeds, grass clippings, leaves, or other debris.

If your HVAC system has not been professionally serviced recently, this may also be a good time to get that on the calendar.

A little routine attention can help your system run efficiently and give you a chance to catch potential problems while they are still manageable.

2. Check Your Gutters and Where the Water Goes
Gutters may feel like a fall project, but Indiana summer storms make July a good time to give them another look.

Check for debris, sagging sections, leaks, and downspouts that are not directing water away from the house. Then look down. Are there low spots or areas near the foundation where water tends to collect?

Here is an easy homeowner tip: the next time we get a good Indiana downpour, take five minutes to see where the water actually goes.

You may notice an overflowing gutter, a downspout emptying too close to the house, or an area of the yard that consistently holds water. Those are much easier problems to address when you catch them early.

3. Take a Slow Lap Around the House
You do not need a complicated inspection checklist for this one. Just walk.

Look around windows, doors, siding transitions, utility penetrations, and other places where materials meet. Keep an eye out for cracked or deteriorating caulk, gaps, damaged trim, peeling paint, or anything else that looks different than it did last season.

Small exterior openings can give moisture and pests an opportunity to get where they do not belong.

These are rarely exciting Saturday projects. They are also exactly the kind of little fixes that are easy to ignore until they are no longer little.

4. Show Your Deck or Patio Some Love
If you have been spending summer evenings outside, you are already in the perfect place to do a quick inspection.

For wood decks, look for loose boards, protruding fasteners, splintering, discoloration, or areas where the finish has worn away. On patios, watch for cracks, settling, weeds between sections, and spots where water collects after a storm.

A good cleaning can make a noticeable difference too.

Decks, patios, porches, and other outdoor living spaces are part of what makes a home enjoyable during an Indiana summer. Taking care of them now helps keep them looking good and functioning the way they should.

5. Give the Landscaping a Trim
July has a way of reminding us just how quickly things grow in Indiana.

Walk around the house and look for shrubs, tree limbs, vines, and other vegetation touching the siding, roofline, HVAC equipment, or other parts of the home.

Trimming landscaping away from the house can improve airflow, make the exterior easier to inspect, and keep vegetation from trapping moisture against surfaces.

There is a curb appeal benefit, too. A freshly trimmed landscape can make the whole property feel better cared for without requiring a major project.

Protecting your home's value does not always mean remodeling a kitchen, replacing flooring, or tackling another major improvement.

Often, good homeownership is much less dramatic.

Notice the loose board. Clear the gutter. Replace the failing seal. Trim the branch. Pay attention when something does not look quite right.
