What Buyers Notice in the First Five Minutes of a Home Showing

​A buyer’s first impression of your home usually forms faster than you might expect.

Before they have studied the countertops, measured the bedrooms, or thought much about the floor plan, they have already started deciding how the home feels.

For homeowners preparing to sell in Hamilton County or around Indianapolis, understanding those first few minutes can help you focus your time and energy on the things buyers are most likely to notice.

The Showing Starts Before Buyers Walk Inside

The first five minutes often begin at the curb.

Buyers notice the neighborhood, the driveway, landscaping, exterior condition, walkway, and front entry before the front door ever opens. None of those things has to be perfect. But together, they begin telling a story about how the home has been maintained.

Even the few seconds a buyer spends waiting for an agent to unlock the door can matter.

Is the entry clean? Does the landscaping feel maintained? Is the porch inviting? Does the front door make a good first impression?

These details may seem small, but buyers are already taking in information.

Clay Burris, owner and team leader of Burris Realty Group, has watched this happen countless times while walking homes with buyers throughout Central Indiana.

That experience is an important reminder for sellers: a showing does not begin when someone reaches the kitchen. It begins when they arrive.

Buyers Often Feel a Home Before They Evaluate It

Once buyers step inside, several things register almost immediately.

Cleanliness. Natural light. Temperature. Odors. Clutter. Noise. General condition.

As Clay puts it:

“Buyers immediately notice how a home feels, often before they start thinking about the details.”

That distinction matters.

A buyer may not consciously think, This room has great natural light and the house smells fresh. They may simply feel comfortable.

And comfort gives them permission to slow down, look around, and imagine what life there could be like.

“Curb appeal, cleanliness, natural light, odors, clutter, and the overall condition of the home can quickly shape their perception of everything they see afterward.”

That does not mean sellers need expensive renovations before listing. Often, preparing well is about removing distractions so buyers can focus on the home itself.

First Impressions Can Influence the Rest of the Showing

Buyer psychology can work in either direction.

When a home feels clean, maintained, and welcoming, buyers often begin the showing with confidence. They may become more receptive to the home's features and possibilities.

“When a home feels clean, cared for, and inviting from the moment they arrive, buyers tend to relax and start imagining themselves living there.”

The opposite can happen too.

An unpleasant odor, obvious clutter, neglected maintenance, or a poor exterior impression may create uncertainty. Once buyers become concerned, they can start evaluating the rest of the property through that lens.

Clay explains:

“On the other hand, a poor first impression can cause them to look for additional problems throughout the showing.”

That is why preparation is not simply about making a home look pretty. It is about helping buyers experience the property without unnecessary distractions.

How to Make the First Five Minutes Count

If you are preparing to sell your Indianapolis-area home, start with what a buyer will experience first.

Consider walking through the arrival and entry yourself as though you have never seen the house before.

Look for a few simple opportunities:
  • Clean and simplify the front entry.
  • Address noticeable odors before showings.
  • Open blinds or curtains to maximize natural light.
  • Reduce clutter, especially near entrances and main living areas.
  • Complete obvious minor repairs that might raise unnecessary questions.
  • Keep rooms comfortable, clean, and easy to walk through.

You do not need to make your home appeal to everyone.

You want to make sure its best qualities have an opportunity to be noticed.

“You cannot control every buyer’s preferences, but thoughtful preparation, staging, and attention to the little details can make sure your home puts its best foot forward from the very beginning.”

That may be the most useful takeaway for any seller.

You can’t control what every buyer likes. You CAN make sure those first few minutes give them the best chance to feel at home.

And sometimes, a few thoughtful details in the first five minutes make it easier for buyers to see everything your home has to offer.
