Once school is back in session and fall starts getting closer, many Indianapolis homeowners begin asking the same question: Should we sell now, or wait until spring?
Spring may bring more buyers, but it usually brings more listings too. If you are thinking about selling a home in Indianapolis, the better question is not simply which season is busiest. It is whether waiting actually improves your position. Spring Is Not Automatically the Better Market Clay Burris, owner and team leader of Burris Realty Group and an active local real estate agent, has helped homeowners work through this decision for years. “Indianapolis has always been a seasonal real estate market, and with most schools back in session, this is the time of year I start hearing the same question from homeowners: ‘Should we just wait until spring?’ For some sellers, waiting absolutely can make sense, but I would not assume spring is automatically the better market.” Waiting can be the right decision. It should just be an intentional one. A seller may need more time to prepare the home, work through financial decisions, or coordinate the next move. Those are good reasons to wait. But waiting simply because spring is traditionally considered the better time to sell is different. Your Competition Matters More Than the Calendar A homeowner in Fishers may face very different conditions than someone selling a similar home in another part of Hamilton County or the Indianapolis area. What matters most is what buyers considering a home like yours are seeing right now. How many comparable homes are available? How does yours compare on price, condition, location, updates, and features? Are the best competing homes selling, or sitting? As Clay explains: “Fall can still be a very good time to sell, especially because there is often less competition from other listings while serious buyers are still actively looking. The best timing usually has less to do with the calendar and more to do with your specific home, your neighborhood, your competition, and what you are trying to accomplish with the move.” That is the part sellers can easily miss. More buyers in spring do not automatically create a better opportunity if those buyers also have many more homes to choose from. What Are You Actually Waiting For? Before deciding to delay a move for six or seven months, it helps to answer a few practical questions:
Those questions can change the conversation. You may discover that waiting gives you needed time to prepare and puts you in a stronger position. Or you may find that your home has an opportunity right now that is worth considering. Either answer can be the right one. Make the Decision With Information, Not Assumptions Clay’s final advice is simple: “Before deciding to wait six or seven months, I think it is worth taking a closer look at what the market is offering you right now.” You do not have to be ready to list your home to start that conversation.
