And winter buyers tend to be serious. People who are touring homes during cold weekends or scheduling showings between holiday travel usually have a deadline. Job relocations, lease expirations, school calendars, family needs. These aren’t looky loos killing time. They’re motivated buyers who are ready to write offers.” Spring brings more foot traffic, but not all traffic is equal. As Clay puts it, “In the spring and summer, traffic picks up, but so does the crowd of new listings. It’s easy to end up with more showings or a packed open house without seeing more qualified buyers.” Warmer weather attracts plenty of people who are just getting started, not necessarily those ready to move. At the heart of Clay’s perspective is a reminder that eases pressure for many sellers. “It only takes one buyer to sell your home. You don’t need ten showings a day or multiple bidding wars to have a great result. You need one motivated buyer who sees the value in your home, and winter often brings exactly that kind of buyer to the table.” When you look at the market through this lens, winter becomes less of an off season and more of a strategic window.
